BENGALURU: To cater to an affluent section of buyers, the Bangalore Development Authority (BDA) is in the process of building 400 spacious row houses and housing clusters at Alur.
The two BHK and three BHK row houses will come up on an area of 32 acres near the catchment area of T G Halli reservoir. The unique aspect of the project, billed as Alur Phase-II project, is the huge increase in carpet area for both categories of houses.
Since the area falls under the catchment area (Zone 3), there are restrictions on the type of constructions that can come up in the area, said a top BDA official. “We are permitted construction of only Ground (simplex) or Ground-plus-one (duplex) in both categories,” he said. Altogether 153 three-bedroom houses and 247 two-bedroom houses will come up.
The housing clusters include four houses under one roof while the row houses will have between eight and 10 houses clubbed together.
Spaciousness marks the houses, the official said. “We are providing more space for each house by increasing the carpet area in each category. While the carpet area is generally 600 sq feet for BDA’s 2BHK houses and 900 sq feet for 3BHK houses, this will be increased in these buildings to 1,300 sq ft for 2BHK and 1,800 sq ft for 3BHK,” he said. The built-up area of the houses will be 30 per cent extra.
Construction work has just begun for the project. “Within two months, we will have a sample house ready under each category and will call for applications after that. All the houses are slated for completion by December 2016,” he added.
“The BDA is holding talks with the BWSSB for water connections to be provided to these villas,” the official said. He said a decision on the pricing is yet to be tajen. “When the BDA’s Peripheral Ring Road Project is completed, it would take just 10 minutes to reach the airport from this area,” he said.
“This is a prime area with an agricultural market and a cricket stadium in the vicinity. We will bear all these in mind when fixing the cost,” he said.
A reputed real estate concern in the vicinity is selling 2BHK flats for Rs 70 lakh, he stated, pointing at the potential of the area.
In the vicinity, 1,520 one-bedroom houses have been constructed using pre-cast technology, of which 400 will be allotted to those who lost their homes during the anti-encroachments drive.
