Bangalore Development Authority plans first fully integrated township near city

Tech park, malls, multiplex and hi-end residences of different dimensions to come up on 167 acres of land in Bidarahalli hobli.

BENGALURU: An integrated township that will bring work, living and leisure under one roof will be created by the Bangalore Development Authority (BDA) on its massive property, located 30 kms from the city.

This will be the first such attempt by the organisation and will be built in partnership with private firms.

The township will come up on 167 acres of land at Konadaspura village in Bidarahalli hobli, and is located slightly off the Bengaluru- Tirupati Highway.

The value of the property is estimated to be around Rs 800 crore. “Commercial, residential and entertainment complexes are in the offing in this innovative township. The BDA Board has already approved the proposal,” said a senior BDA official.

A massive tech park, shopping malls, multiplex and hi-end residences of different dimensions are among the attractions planned here.

“The residential complexes will house 2,500 hi-end houses and BDA will fully develop them. There will be 25 Blocks with 16 storeys in each that will have 1BHK, 2BHK and 3BHK homes. Tenders for residential complexes that will extend to 22 acres have already been floated,” said another official. “The onebedroom flats will be studio apartments with a carpet space of 450 square feet unlike the regular 300 square feet carpet space for 1BHK homes. All the houses will have sophisticated interiors,” he added.

A swimming pool also figures among the amenities planned here. Tenders for commercial establishments will be notified next week. “The BDA was mainly looking at IT firms setting up shop in this complex,” a senior engineer said. Asked about the reasons for branching off into such a different venture, he said that it would boost the revenues earned by the Authority in a big way. He refused to specify details.

Township like tech parks

BDA is confident of finding takers for its innovative township. It is providing a tech park on the lines of other major software parks in the City. “If an employee can work and reside in the same complex and avoid the city’s traffic jams, it will be a big draw,” said a top BDA official.

The area and its surroundings are already developed and this will be a key factor. Another draw will be a single road leading to the airport. “It will be a straight drive on the Bengaluru-Tirupati Highway route for 25 kms to reach it,” another official said.
