For the first time, Hyderabad Metropolitan Development Authority (HMDA) has proposed Transit Oriented Development (TOD) and a Transit Oriented Greenfield Nodal Development in Greater Hyderabad on Public Private Partnership (PPP).

The TODs are being proposed at Moosapet and Saroornagar while transit oriented Greenfield nodal development is being planned at Khanamet on the city outskirts.

These TODs are proposed in view of the Hyderabad Metro Rail project which is under implementation and expected to boost the mobility and connectivity in the city. Speaking to City Express, HMDA officials said that the department has its larger land parcels available on the Metro Corridor at Moosapet and  Saroor Nagar and intends to develop in a controlled and desired manner not only to capture value of the development but also to complement metro development in line with TOD concepts.

The lands will be developed on the lines of ‘Multipurpose Use Zone’ taking into account the best international practices in planning, development and implementation.

In this connection, HMDA will  engage transaction advisor consultant, picked through a competitive selection process for preparation of the project details and financial modelling on PPP mode.

The authority will further prepare detailed area development plan for 0.5 -1 km from metro station, including land use, development control and urban design guidelines to facilitate proper transit oriented developments around all metro stations.

The HMDA also proposed to develop transit oriented Greenfield nodal development at Khanamet where they have large parcels of land, and the place is easily accessible from all directions of the city.

Of the three metro rail corridor, two corridors touch or pass via Cyberbad and Hitech city area having end stations at Miyapur and Shilparamam respectively. The HMDA’s Khanamet land is situated in between the two stations and is also very near to the existing MMTS Hitech city station. It is expected to boost the mobility and connectivity of this area with the rest of the city.

This land can be developed on the lines of multipurpose use zone. It will form the core of high-quality businesses and have a mix of support, residential and other commercial activities that would build on the existing activities such as IT and/ITES, residential communities and government facilities in the vicinity.

HMDA will engage consultancy services for preparation of area development plan and pre -feasibility for a transit oriented Greenfield nodal development at Khanamet. The Executive Committee which met few days ago has okayed the proposals, officials said.
