

HYDERABAD: An integrated master plan for Hyderabad Metropolitan Region (HMR) by amalgamating all the five notified master plans and common zoning regulations for HMR and revision of the master plan for HMR which was to come into force by December 15 has been deferred by another six months.
Hyderabad Metropolitan Development Authority (HMDA) has now extended the deadline to June. As per the previous deadline, the final unified master plan for HMR was to be published on December 15. However, it failed to materialise due to various reasons and the deadline was extended.
HMDA previously announced that there would be no more separate master plans either for GHMC, HUDA, Cyberabad Development Authority (CDA) or Hyderabad Airport Development Authority (HADA) after December 15. The HMDA took up the integration of five previous notified masters plans last year to bring uniformity in land use patterns and zoning regulations and incorporating various future projects. The new integrated master plan is being done for the next 25 years ie, till 2041. As per estimates, the population in HMR will touch 2 crores from the existing one crore in this period.
HMDA metropolitan commissioner T Chiranjeevulu told Express that final unified master plan will be notified in June 2017. Another notification will be issued by HMDA for seeking suggestions and feedback from the public for a month on the changes made to the draft master plan, he added.
The master plan got delayed due to mismatches of water bodies, storm water drains, proposed roads passing through settlements, village survey parcels and numbers are missing, different plans are in different plot forms (Tracing paper, Auto CAD, GIS format etc), Land is not delineated for many proposed developments (Pharma city, ITIR etc), various department are having different plans, not integrated into the master plan.
Integration of the past master plans was necessitated as different regions have different zoning regulations and land uses. The discrepancies emerged while granting permissions for new buildings and layouts which were not reflected in the existing master plans. The existing plans will be made into a single platform along with GIS data that will help make hassle-free approvals.
