Rera deadline over but woes here to stay

BENGALURU:Software issues and the delay in notification of Real Estate (Regulation and Development) Act rules have proved to be a major hindrance in registering properties with the Real Estate Regulatory Authority (RERA) of the State. While RERA officials insist that a majority of properties and agents have been registered under the Act, representatives of real estate sector say that technical glitches have prevented or delayed registrations.
Meanwhile, the demand to extend the last date for registration under RERA too has not been acknowledged yet.

When Express visited RERA office at Karnataka Housing Board premises on Sunday, there were several builders and agents airing their grievances or seeking clarification on the issues faced by them. Representative of one of the private builders in the city said they have not been able to register a property despite uploading all the documents.
“RERA officials suspect there might be a problem at their end,” he said.
The RERA office too was replete with regular calls of people from real estate sector trying to clarify the issues faced while registering properties online.

Suresh Hari of the Confederation of Real Estate Developers Association of India said developers were facing problems uploading documents related to various projects. “Even after uploading all the details, developers are unable to ascertain whether the projects are registered or not. Basically there are a lot of grey areas to understand in the Act and the government also needs time,” he said.
He added that the delay in notification of RERA rules and the fact that RERA Karnataka website was launched just 10 days ago, also contributed to the confusion faced by the developers. He urged the Centre to extend the last date of July 31 by three months, so as to ensure that there was enough time for all to get registered.

Kapil Mohan, Chairman of RERA, said that the last date for registration could not be extended, as it would be in violation with RERA Act of the Central government.
“Karnataka, like other States such as Tamil Nadu, has already sought a deadline extension from the Centre,” he said.

On complaints, he said that the technical glitches while registering on the website were not of serious concern, and they could be solved easily.
RERA secretary Vinoth Priya R said that they were planning to organise a workshop for the real estate sector to clarify some of the concerns raised.
The total number of properties and agents registered under RERA is likely to be announced on Tuesday.
Kapil Mohan, Chairman of RERA Karnataka, told Express that the registration was in ‘four figures,’ and the consolidated list will be available online on Tuesday. He said that the real estate developers have registered online in large numbers before the deadline.
