CHENNAI: The Chennai Metropolitan Development Authority (CMDA) has launched a website (www.tnlayoutreg.in) to enable applicants to regularise unauthorised plots and layouts made before October 20, 2016 in the State.
Through the website the applicant can create a separate user identity and password which can be used to track the stage of application in future.

The move by the Chennai Metropolitan Development Authority comes after the State announced a scheme to regularise unauthorised housing plots after the Madras High Court banned for several months the sale of unauthorised plots.
After the high court verdict, the State Government notified Section 22 A (2) of the Registration Act of 2009 under Tamil Nadu Regularisation of Unapproved Layouts and Plots Rules, 2017 and the Tamil Nadu Change of Land Use (from Agriculture to Non-Agriculture purposes in Non-planning Areas) Rules, 2017.
The amended section 22 A of the Act lays down the norms for transfer of immovable properties by way of sale, gift, marriage exchange or lease.

The Chennai Metropolitan Development Authority said the regularisation process would have to go through two processes.
In the first stage, the layout will be regularised by Chennai Metropolitan Development Authority or Local Planning Authority or Regional Deputy Directors of Town and Country Planning Department concerned who will examine and issue an in-principle approved layout framework plan to the concerned local body.
In the second stage, the local body concerned will issue regularisation order and regularisation plan for the plot following the in-principle approved layout framework plan after confirming the ownership of the plot and collecting the balance regularisation charge, including other applicable charges.
There are nearly five to six lakh plots on illegal layouts which are expected to get a fresh lease of life through the Chennai Metropolitan Development Authority move.
