BHUBANESWAR: The Comprehensive Development Plan (CDP) of Bhubaneswar region is done. It's time for the Detailed Zonal Planning which will get underway soon.
The capital region, or the Bhubaneswar Development Plan Area (BDPA) as it is called, has been divided into 14 special zones under CDP. Digital maps of each zone, with plot and house level detailing, will be brought out under the zonal plan. Thereafter, all development planning and policy will be guided by it.
IIT Kharagpur has been given the task of carrying out the zonal plans which will take two years to complete the work, which would start with Chandrasekharpur zone.
According to Vice Chairman of Bhubaneswar Development Authority (BDA) DK Singh, the zonal plan would be not only be an improvement over the CDP but also prevail over it. This means the CDP will not be the one final document on the Capital region, the zonal plans will be since corrections and rectifications will be final.
"The digital maps means the planning work will go to the ground level. We target that the plan of each zone will take something between three to five months to be completed. The IIT will carry out zone plans in a staggered manner and we will publish them one by one as they come," Singh said.
The zonal plan will cost Rs 4 crore and BDA will fund it entirely on its own. As per the CDP, the BDPA will be home to over 30 lakh people by 2030. The population density is set to double from 13 to 15 persons to 29 to 30 persons per acre.
Given the demand and growth prospects, the State Government is looking at massive investment in the region over the years since housing, infrastructure social and physical are all set to multiply at a very fast pace. Planning and policy decisions for all this will base on the zonal plans.
